 Don't Buy Land or Rent a House or Shop Without Proper Verification

Before buying land or renting a house or shop, always carry out proper verification. Failing to verify ownership, documents, or the true status of a property can expose you to fraud, 419 scams, forgery, and breach of trust.

These are the key types of verification you should carry out:

1. Property Ownership Verification , Confirm the actual legal owner of the property.

2.Title Document Verification. Verify documents such as the Certificate of Occupancy (C of O), Right of Occupancy (R of O), Deed of Assignment, or other title documents.

3.Land Registry Search. Check government land records to confirm ownership and identify any encumbrances.

4.Survey Plan Verification.  Confirm that the survey plan is genuine and that the land is not under government acquisition or in a restricted area.

5.Identity Verification. Verify the identity of the seller, landlord, or agent using valid identification.

6. Address Verification. Confirm the exact location and boundaries of the property.

7.Litigation Verification. Check whether the property is involved in any court case or ownership dispute.

8.Mortgage/Lien Verification. Ensure the property is not being used as collateral or subject to a legal charge.

9.Physical Site Inspection. Visit the property to confirm its condition, size, boundaries, and that it matches the description.

10.Neighbourhood Verification. Speak with neighbors or community leaders to verify ownership history and identify any disputes.

11. Building Approval Verification. (for developed properties) Confirm that the building has the required government approvals and permits.

12. Agent/Agency Verification. Verify that the estate agent or agency is legitimate and authorized to market the property.

13.Tenancy Verification. (for rented properties)* – Confirm whether there are existing tenants or any unresolved tenancy issues.

14. Payment Verification. Ensure all payments are made to the rightful owner or an authorized representative, and obtain proper receipts and documentation.
